Was it always easy?  No, it wasn't.

Was it, in fact, hard work?  Yes.  Sometimes, it was very hard work.  Other times, it was less hard, but it always required some work.  If the properties were fully rented to great tenants, then very little effort was required.  During those times, the father-in-law could go for months doing nothing but occasionally paying bills and collecting rent checks.

Were the properties that he owned easy to acquire (even back then)?  No.

What was involved?  He had to search for the right deals.  He had to buy properties that made sense and the acquisitions had to make sense on the day that he bought the properties, not some time in the future based on a rate of appreciation that no one could guarantee.  Same is true today.

How many properties did he have to examine before making one acquisition?  Usually, only one property in one hundred is worth buying.  The author finds that the same ratio is true today in the Puget Sound Area.  Of the one hundred properties that the author identifies, researches and then negotiates, usually one one is worth acquiring.
